A hydronic fan coil unit (FCU) is a very specific type of HVAC system, typically found in larger multi-family housing properties, and office buildings.

An FCU is an essential component of a building’s closed-loop heating/cooling system, where a central plant sends either heated or chilled water (dependent on season) through closed-loop distribution piping up to each FCU located in every apartment or condo unit.

Fan coil units are not the most technologically advanced systems. However, they are connected to a complex dual-temperature system, which each FCU relies on to receive proper flow, pressure, and chilled/heated water temperature for cooling/heating a living space.

Understanding where in the system the multitude of issues may occur is paramount to getting your individual FCU back online. Here are the most common signs that your fan coil unit needs professional troubleshooting and service.

  • Reduced Airflow: If you notice a significant reduction in airflow from your supply air registers, the fan coil unit could be the culprit. If your system is ducted, there may be an issue with the ductwork. However, the issue is generally within the FCU cabinet for non-ducted systems. Your coil and blower wheel may need cleaning, or your motor needs replacement. Or it’s just a simple filter replacement that gets you back to enjoying your conditioned space!
  • Strange Noises: Unusual or loud noises like grinding, rattling, or squealing indicate a mechanical issue. It could be a damaged fan blade or a loose blower wheel making contact with the blower housing. You may also hear water, air, or debris traveling through the piping within your coil, which you should not hear.
  • No heat/AC: Is the temperature of air coming out of your fan coil unit supply air register inconsistent with the season?
